As you may be aware Arada London received planning permission to build new homes, commercial space and new landscaping last year at the 100 Avenue Road site, a site plan can be found in the attached.

We will shortly begin construction of the project, with site preparation scheduled to start on Monday, 9 February 2026.

 

The first step will be to replace the site hoarding which secures the site for construction. We plan to slightly extend the hoarding line along the south and west sides of the site, including the section that runs parallel to the theatre. A clearance of 2.3m will be maintained between the theatre and the hoarding.

 

This will create sufficient space to construct an internal haul road, enabling smoother management of vehicle arrivals and departures. It will also provide additional room for site welfare facilities, ensuring all operational and staff areas remain safely contained within the site.

Arada London (formerly Regal) is pleased to invite you to take part in the Construction Management Plan (CMP) consultation for the redevelopment of 100 Avenue Road, Swiss Cottage.

The CMP is a vital document that sets out how we will deliver this landmark scheme while minimising the impact of construction on our neighbours and the wider community. It details the measures we will take to manage all aspects of construction activity, both on and off site, including traffic movements, noise, air quality, dust monitoring, and the protection of local amenities and public spaces.

Our CMP also explains how we will keep you informed and involved throughout the construction process. We are committed to open communication, regular updates, and providing clear channels for feedback and concerns.

As outlined during our pre-application consultation stages last year, we plan to construct the development in line with the CMP that was produced previously by Essential Living, and approved by Camden Council in 2018 and 2020. This includes retained measures such as the primary construction access route for the construction period via Avenue Road, with no construction access from Eton Avenue.

The construction works at 100 Avenue Road will be closely monitored by Camden Council’s Site Planning Inspectors and other nominated officers.

The consultation will run from 9th December 2025 until 4th January 2026.

Arada London submitted an application to Camden Council to amend the existing, approved 100 Avenue Road planning permission, which was approved earlier this year. 

This followed an extensive consultation period over the course of eight months, whereby key stakeholders and members of the community were invited to let us know their thoughts on the updated plans. This included two rounds of community engagement, political and community group meetings, pre-application engagement with Camden Council, a Design Review Panel and a Development Forum presentation.

Our proposals

Our approved plans for the redevelopment of 100 Avenue Road continue to retain the same height and massing envelope of the approved scheme, but will offer:

  • 237 new homes in a sustainable location close to public transport links, and local shops and services.
  • 35% critically needed affordable homes to be managed by a housing association.
  • An attractive design that uses brick to better reflect the surrounding area.
  • A development that meets the latest fire safety legislation with the inclusion of additional stairwells.
  • A more environmentally sustainable development that seeks to deliver a gas-free, net zero scheme with low energy demand.
  • A community-driven approach to public open spaces and landscaping, including new multifunctional outdoor spaces, different seating areas, an area for play and rooftop amenity spaces, as well as extensive tree planting and greening throughout the development, providing opportunities for biodiversity.
  • New employment opportunities throughout construction and future commercial premises alongside significant investment and expenditure in the local area during construction and following completion.

We submitted a non-material amendment application to London Borough of Camden Council for the approved 100 Avenue Road permission.

This application seeks only to alter and simplify the description of development and impose a new condition which contains the specific residential unit numbers, building storey heights and the quantum of floorspace which is proposed to be removed from the description, ahead of the submission of the Section 73 application.

For your information, we have recently submitted a Section 247 Stopping Up Order to the London Borough of Camden.

A Stopping Up Order has been applied for to close areas of highway around the 100 Avenue Road site to allow for its redevelopment. The majority of the footway width will remain the same. You can see the areas of highway proposed to be closed in the Stopping Up Plan here.

This Stopping Up Order relates to the existing permission and approved development, and has been considered necessary by Camden Council to regularise the consented scheme. If you have any queries about the Stopping Up Order, please get in touch with the team.

For your information, we have submitted an Environmental Impact Assessment (EIA) Screening Opinion Request to the London Borough of Camden.

‘Screening’ is a procedure used to determine whether a proposed development is likely to have significant effects on the environment and as such would require an EIA to assess these effects.

For the extant scheme, it was determined that an EIA was not considered to be required. Instead, potential environmental effects were fully assessed through standalone reports that accompanied the planning application.

We consider that the amendments to the scheme do not warrant the need for an EIA and so we are proposing to take the same approach and potential environmental effects will be assessed through updated reports that accompany the Section 73 application.

Arada London submitted three applications to the London Borough of Camden in respect of the previously approved relocation of the Grade II Listed Hampstead Figure Sculpture for a temporary period, which have now been approved by Council Officers.

The purpose of the applications was to secure the continued temporary re-location of the Hampstead Figure Sculpture until 31/12/2028, in order to align with Regal’s expected timescales for the redevelopment of the Site.

These applications serve an administrative purpose and were discussed with the London Borough of Camden prior to submission. Importantly, there is no change to the current approved location, and the intention is for this to continue, to mitigate any potential damage to the Hampstead Figure Sculpture.

There has recently been some activity on-site around the boundary with the park area, which has been re-landscaped. This area was the subject of a license that Essential Living had in place with Camden in relation to the previous construction works.

Arada London is currently working up its amended proposals for the redevelopment of the site, which will seek to deliver this long-standing project for the benefit of the community. Given this, construction work is not anticipated to progress until next year. With this in mine, the existing park license has been discontinued and the area temporarily re-landscaped.

Once construction recommences, Arada London will seek a new license from Camden, adopting the same approach as the previously approved Construction Management Plan, for all construction access to be from Avenue Road.
